East onto Xenia Ave; entrance centred on it. North = party
wall with 252. South = street wall, steps out ~4 ft at the back.
Modelled in v5:
· Full-width carved-wood storefront, 6 transom panels (~4×4)
· Recessed central entrance — 6 ft wide, 3 ft deep, glass-sided
· "Koma Gallery" sign on the middle transom panels
· Carved banding wraps the SE corner; wood corner post, no brick
· Drum Room — open under the mezzanine, on a post-and-beam frame
· Mezzanine ~750 sq ft, open to the main volume (cable rail)
To confirm with Tom: ceiling heights; whether the Drum Room sits at
grade or over a half-basement.
